Cooling water is rich in oxygen. Cooling systems are exposed to oxygen corrosion, algae and bacterial growth. In open cooling systems and cooling towers corrosion is increased by the high conductivity of water due to evaporation. Microbes cause various problems such as oxidizing water, precipitation, slime build-up and corrosion.
Corrosion, scale and deposits cause problems in cooling systems and towers. Water circulation is weakened, the cooling capacity is reduced and cooling water becomes turbid. It becomes difficult to regulate systems. There may be cloggings in the narrowest parts and leakages in the system. Equipment may break down. Additional cooling equipment may have been unnecessarily acquired.
The condition of cooling systems and towers is discovered by means of water analyses. The results are documented and reported to the customer (analysis report). The customer also receives system-specific recommendations for future actions and a cost estimate.
New cooling systems are cleaned (pre-commissioning cleaning) in order to remove protective greases and construction-related impurities from heat transfer surfaces. They are also are protected against corrosion and scaling. These procedures ensure that devices operate without any interruptions.
The heat transfer performance of an old cooling system can be restored through remediation cleaning, which includes corrosion protection. These procedures ensure the successful implementation of previously made system balancing plans.
Heat exchangers and cooling towers are cleaned in order to restore their operating capacity. Cleaning procedures extend the lifetime of an exchanger or a cooling tower and improve its energy efficiency.
Detrimental solids are removed from the system by filtration. Solids may cause blockages and defects in the devices installed in the system. Filtration improves the quality of heat transfer liquids and restores the cooling capacity.
Biocides are used to prevent microbial growth and to keep bacteria under control. It is possible to destroy the bacteria resistant to specific biocides by changing the type of biocide.
The maintenance procedures are reported to the customer. The report can be attached to the maintenance manual of the building.
